These terms govern your use of propiota.com and related services, operated by Propiota, Delhi, India (“Propiota”, “we”). By using Propiota you agree to them. If you don’t agree, please don’t use the service.
Who can use Propiota
You must be at least 18 and able to enter a binding contract. Keep your account credentials secure; you’re responsible for activity under your account.
What Propiota is
Propiota is a platform that connects people looking for housing (“seekers”) with property operators and owners (“operators”). Listings are provided by operators or compiled from public sources. Propiota is not the landlord, agent, or a party to any tenancy; any rental agreement is between you and the operator. We do our best to verify supply, but we don’t guarantee any listing, price, or outcome — please verify details before you pay or commit.

Iota helps you search and understand listings. Its responses are AI-generated and informational only — not legal, financial, or professional advice — and can be incomplete or wrong. See How Iota works. Always confirm the facts that matter to you.
Your responsibilities
- Provide accurate information and use the platform lawfully and in good faith.
- Operators are responsible for the accuracy, legality, and ownership/authorisation of their listings.
- Don’t post unlawful, misleading, infringing, or harmful content, or misuse, scrape, or disrupt the service.
Bookings & payments
Where the platform supports a token, deposit, or booking, payments are processed by our payment partner and are subject to the terms shown at the time. Refunds, cancellations, and settlements follow the terms presented for that transaction.
Content & intellectual property
The Propiota name, brand, and software are ours. You keep rights to content you submit but grant us a licence to host and display it to run the service.
Disclaimers & liability
The service is provided “as is”. To the extent permitted by law, we exclude implied warranties and are not liable for indirect or consequential loss, or for dealings between seekers and operators. Nothing here limits liability that cannot be limited by law.
Suspension
We may suspend or remove accounts or content that breach these terms or the law.
Governing law & grievances
These terms are governed by the laws of India; the courts at Delhi, India have jurisdiction, subject to applicable law. For complaints, contact our Grievance Officer (see the Privacy Policy).
